How do you define convenient location? How about 10 minutes from Downtown Sacramento and Old Sac, 10 minutes away from Sacramento International Airport, a short walk or bike-ride to grocery stores, restaurants, and Arco Arena, a quick jog to the resort style club, walking distance to the elementary school, and steps away from a 28-acre City Park? Location isn't the only thing this house has going for it. Luxurious upgrades abound, yet they are combined with practical features designed to make living in this home comfortable and enjoyable. Take a peek inside.

Natomas Park is a master-planned community located in North Natomas. The community was developed to be family-oriented and neighborly, but with a touch of luxury to make it a special place to live day-to-day.

Resort-style amenities

The Club at Natomas Park, shown at right, features a large resort-style swimming pool with water fall fountain, large lap pool, two whirlpool spas, and a kiddie pool. There are also covered areas that can be reserved for parties.

Inside, you'll find a health club, aerobics studio, child care, banquet room and more. Children's movies are shown on the big screen every Friday night (G, PG, and PG13).

Local parks and recreation.

Natomas Park has several 2 to 8 acre parks throughout the community, but this home is situated just a few doors down from Natomas Community Park, a 28-acre site that will ultimately include 3 sport fields, a baseball diamond, tennis courts, children's playground, and more. (Click on the park plan graphic at left to see an enlarged image).

As you enter the home, you're greeted by a spacious, well-lighted living room and formal dining area. The photo at right is taken from the front door looking in. The photo below is taken looking back the opposite way. Click on either image to see an enlarged photo.

The home is currently decorated with a touch of French Country and features custom window treatments throughout, as well as neutral, but rich wall colors, accented with a dash of contrasting paint treatment in subtle places.

Entertain. If you want to.

The dining area easily accommodates seatings for up to ten people. Add to that a table for up to six in the kitchen and counter bar-seating for up to four (below), and you'll be the toast of holiday entertaining.

Family and food,
together at last.

With kitchen that is open to the family room, family members can be together more comfortably and conveniently around meal times.

The kitchen features beautiful, but highly durable porcelain tile that you'll swear is marble. The back splash is accented with what appears to be hand-carved ornamental tiles. Cherry-wood cabinets are abundant and include a sizable pantry so keep everything tucked away, but easy to get to.

A black double-basin sink and appliances provide contrast in the kitchen and include a gas range/oven, space-saver microwave, and built-in dishwasher.

Opposite the kitchen, the family room features a gas/log fireplace and media-center alcove with cable and telephone hook-ups in both the upper and lower bays. Not only is the family room pre-wired for Dolby 5.1 surround sound, it also features built-in front and rear Klipsch RCW5 in-wall speakers ($799/pair, suggested retail). Add your own stereo, sub-woofer, and center channel speaker and you'll have a sound system that's ideally suited for movies and music.

Space for a home business, or a favorite in-law.
Tucked away behind the kitchen are two bedrooms and a full bath with shower (see floor plan below for reference).

Both bedrooms feature ceiling fans with lights, and the bathroom features upgraded tile on the counter tops, shower stall and floor (photo below).

The two bedrooms could be dedicated to an in-law who you've invited for an extended stay, giving them one room for sleeping and one room as a private retreat.

If an "in-law" quarter is truly desirable for the buyer of this home, they could opt to have an exterior access door installed in Bedroom 4 or 5 for even more independence and privacy.

Either way, having two bedrooms and a full bath downstairs allows for a lot of flexibility and comfort.

The custom-built office furniture shown above is not included in the price of the home, but the sellers are willing to consider selling it with the home, provided an acceptable price can be agreed to. Nevertheless, this room demonstrates how it can easily be configured to accommodate both a home office and a work area for other domestic activities.

This room (bedroom 4 on the floor plan below) is equipped with RJ45 jacks and in-wall CAT5 Ethernet cabling that lead into the walk-in closet where a separate phone line has been run for a 2nd line, dedicated fax machine, or DSL. This allows for laser printers, fax machines, and copiers to be situated in the closet and out of site–yet still easy to get to and use on a regular basis.

A master bedroom with all the ammenities–and more!
Atop the staircase is the double-door entry to the Master Bedroom. Spacious enough to easily accommodate a "California King-Size" bed, you'll also have room for an armoire, reading chair, and other furniture of your choosing.

The upgraded dual-zone 13 seer air conditioning system and integrated SmartVent™ system keep things cool and comfortable. Ceiling fans are installed in all bedrooms so you can back-off the AC at night.

If you're a movie buff, you'll appreciate the pre-wired 5.1 surround sound (speakers not included) and cable TV hook-up in the master bedroom.

No need to worry about nosy neighbors with a view. The house has a single-story neighbor adjacent to the master, and a wild-life bird sanctuary behind the house. Birds , bullfrogs and crickets add a touch of nature when the window is left ajar. Pheasants and Jack Rabbits can also be seen now and again during the day.

The master bath is luxurious, but not ostentatious. Equipped with two sinks, a large linen closet, a jacuzzi tub, and a large shower, you won't be bumping into your loved one while primping.

The shower features a high quality hand-held shower head/massager and height-adjustable wall mount that will accommodate kids measuring 3 foot 2, to adults as tall as Peja Stojakovic (star of the Sacramento Kings).

Upgraded oversize ceramic tile with tight-joint grout surrounds the shower, jacuzzi tub, and sink area. Cabinets share the cherry wood and finish of the lower floor.

Simply put, the spacious walk-in closet will be difficult to fill–even for the most advanced shopaholic.

Keeping safety in mind, fire alarms are situated in every bedroom. An ADT burglar alarm system can be run as a stand-alone system, or monitored by ADT for a monthly fee. A high quality retractable fire-escape ladder has been installed in the master bedroom. It will be left with the home upon the seller's departure.

A back yard for those who prefer to spend their
time in the great outdoors–at home.

Consider this a decent-size, easy-to-manage backyard with everything you need for enjoyment, right next door to a spacious wild life bird sanctuary with a large year-round pond.

Most homes in Natomas Park are surrounded by equally spacious and sizable homes. This residence benefits from a single-story next to it and a large open space preserve behind it.

Landscaped with moss-rock outcroppings, low-voltage garden lighting, and up-lighting for the maturing trees, the backyard space feels special and relaxing. A jacuzzi spa (no warranty or representation) extends the level of relaxation throughout the year.

Landscape and rain-gutter drainage has been upgraded and completed throughout the front and back yards to ensure that there is no standing water or drainage issues.

Two natural gas hook-ups have been installed–one close to the slider, the other on the other side of the patio–to facilitate easy relocation of your natural gas grill throughout the seasons.

Water here is supplied by the City of Sacramento. It is considered to be very good quality, but if you're the type who prefers soft water, a pre-plumbed drain for water-softener run-off has been located just outside the garage near the water main.

Automatic sprinklers and drip system ensure that the landscape with stay looking healthy year-round.

More space for junk?
Or more organization for what's important?

If you can't have a three-car garage, be organized. This 2-car garage comes well-equipped for storage and organization.

Custom cabinets hide shoes, valuable tools, equipment, and golf clubs, while heavy-duty storage shelves hold the rest.

The neutral epoxy-coated garage floor protects against oil stains, drips, and general messes (2-part epoxy paint is impervious to nearly all chemicals).

A highly desirable region combined
with award-winning home building and design.

If you work in or around Sacramento, it would be tough to find a more convenient location than this. With easy access to all major freeways in the area, most destinations are easy to navigate to.

Just 1-1/2 hours from skiing, 30 minutes from Folsom Lake Reservoir, and minutes from the Sacramento and American Rivers, no activity is far away. Add Napa, Sonoma, Placerville, Lake Tahoe, and San Francisco to the list of destinations no more than 2 hours away and you realize why the Sacramento region was ranked 5th in the nation for median home price increases, and 5th in the nation for one-way moving trailer rentals.
